After due diligence, we'll confirm the final dollar amount with you. If everything checks out as expected, the price remains as discussed. If we discover anything that affects value, we'll communicate that clearly and adjust the offer accordingly— everything happens with your agreement.
Once you've agreed to the final price, we create all necessary paperwork including the deed and (for Arizona properties) the affidavit of property value required by the state. We'll send these to you by email, or by mail if you prefer.
You'll need to have the documents notarized—this can typically be done at your local bank at no cost, or through an attorney or notary you trust. Once signed and notarized, simply scan and email them back to us (or have your notary do this for you). We keep this process simple to avoid unnecessary costs that would reduce what you receive.
Once we receive your signed documents, we send your payment by check to your mailing address. If you need faster payment, we can arrange electronic transfer. We handle the transaction directly to eliminate escrow fees and title company costs that would otherwise reduce your proceeds.
